What is Conveyancing?

Conveyancing is the legal process of transferring ownership of a property from one party to another. It involves a series of steps that must be followed to ensure that the transfer of ownership is legally binding and valid. The process of conveyancing can be complex and time-consuming, but as your conveyancing solicitors we are here to help.

The conveyancing process typically begins when an offer is made on a property by a buyer. Once the offer is accepted, a contract is drawn up that outlines the terms of the sale, including the purchase price and any conditions that must be met before the sale can be finalised. The contract is then exchanged between the buyer and seller, and a deposit is typically paid by the buyer to secure the purchase.

The conveyancing process also involves a number of legal searches and checks to ensure that the property is free from any encumbrances, such as outstanding mortgages, liens, or other legal issues. These searches may include a title search, a search for planning and zoning restrictions, and an environmental search, among others.

Once all of the necessary searches and checks have been completed, and all of the conditions of the sale have been met, the transaction can be completed. At this point, the balance of the purchase price is paid, and the property is officially transferred from the seller to the buyer.

Throughout the conveyancing process, our team of conveyancing solicitors will ensure legal requirements are met, and that all parties involved in the transaction are informed and updated on its progress. This includes the buyer, the seller, and any relevant third parties, such as mortgage lenders or insurance companies.

In summary, conveyancing is a crucial process in any property sale, and it is essential that it is carried out correctly and efficiently to ensure that the transaction is legally valid and binding. Our team of conveyancing solicitors will provide you with valuable guidance and support throughout the process, helping to ensure that the sale is completed smoothly and successfully.
